What is zoning?
In the City of New Orleans, land is regulated by a document called the Comprehensive Zoning Ordinance or the CZO. This ordinance along with zoning base maps shows the physical boundaries of the zoning districts. To determine the current zoning of a particular property, you would first look at the zoning map to see what district your property falls in and then consult the current zoning ordinance. Both of these documents are available for review or purchase at the City Planning Commission.
What will you find in the CZO?
The CZO tells you what land uses are permitted in each zoning district. These districts are generally divided into three classifications: include residential, commercial and industrial with each district broken down further into sub-districts. The ordinance also lays out other standards and requirements, such as the minimum lot size, minimum lot width, dimension of setbacks, height restrictions and building coverage. It contains definitions that will help you understand the terminology used throughout the ordinance. There are general provisions that apply to every zoning district and that deals with issues like non-conforming properties (and uses), accessory structures, fencing, signage and even standards for paving can be found in the CZO.
How can I find out the definition of a specific zoning designation?
The City Planning Commission website offers a link to Lexis Nexis where detailed a definition of specific zoning district and overlays can be found.
How do I change my zoning designation?
Zoning changes involve the City Planning Commission and the New Orleans City Council. After submission of an application and publication of the official notice, the individual case is heard at public meeting held by the City Planning Commission which takes place every 2nd and 4th Tuesday at 1:30 pm. During that meeting, the Commission will either recommend approval, modified approval or denial to a zoning request. It is the New Orleans City Council which has the final say over zone changes.
How do I apply for a variance to the CZO?
Variances involve the Board of Zoning Adjustments (BZA). After proper filing an application and publication of notice, the case is heard at the monthly BZA meeting which is held every second Monday at 10:00 a.m. At that time, the BZA has the final say over variances and appeals from the Department of Safety & Permits. Only the Civil District Court can override the actions of the BZA.

What is a subdivision?
Anytime the dimensions of a lot change it requires subdivision approval from the City Planning Commission and must be recorded in the Office of Conveyances.
Can my lot be subdivided?

Every zoning classification requires a minimum lot size. For additional information on how a property can be divided refer to the City’s Subdivision Regulations.
